Sanibel and Captiva Markets Heat up in July

The Dunes at Sanibel Island Home

Sanibel and Captiva July 2019 Market Update

The largest gains we saw in our year-over-year market statistics for July 2019 v 2018 were Sanibel and Captiva Island single family homes. Only 14 homes were sold in July 2018 v. 33 in July 2019. This comes as no surprise to me, since we were reeling from Hurricane Irma in 2017 and the subsequent stirring up of the Gulf waters during the summer of 2018. It’s such a relief to see we are back on track and that sales are up 135% for this market. Prices of those 33 homes are up 28% over the 14 sold in 2018.

Lee County July 2019 Market Update

The number of Single Family Home sales were up 8% year-over-year (1,261 sold in July 2019 v. 1,165 sold in July 2018), and condos/townhomes were up 17% (586 sold in July 2019 v. 500 sold in July 2018). The median sales price for homes increased slightly (up 2%), as well as for condos/townhomes (up 4%).
