Colonial Shores is a deed restricted community with 171 single family homes located in the Iona-McGregor Corridor of South Fort Myers. This gated community has a clubhouse with a community pool, tot and playground area, exercise room and social area. Residents live within walking and biking distance to Bunche Beach and about 10 minutes from the Sanibel Island causeway and the Fort Myers Beach bridge.

The homes in Colonial Shores are generally 3-5 bedrooms with 2,000-3,800 square feet under air. Having 2-3 car attached garages, barrel tile roofs and one and two-story traditional Florida “Meditteranean Style” architecture in earth tones and were built between 2004-2005. There are three lakes witin the community and many residents enjoy beautiful lake view from their screened lanai with or without private pools. For the past few years there has been a flock of white pelicans that have made the sanctuary lake their home in the winter- at first glance they look like white swans floating on the lake.

Home Owner Association (HOA) Fees in Colonial Shores are $800/quarter ($3,200 per year) and include complete lawn care and lanscape maintenance (grass cutting, shrub trimming, fertilization, removal of fallen palm leaves, irrigation and annual mulching) in addition to community mailboxes and central amentities (two mechanical gates, clubhouse, community pool, exercise room, toddler playground, common grounds).
